Flooring & Tile Restoration
in San Miguel de Allende
Whether you're restoring original barro and Talavera tile, installing new floors, or sealing a leaking terrace — we combine traditional craftsmanship with modern materials, so your floors look right and last.
Why It Matters in SMA
Colonial floors are part of what makes the home.
Original barro, Talavera, and pasta tile are some of the most beautiful features of a San Miguel home — and some of the easiest to ruin with the wrong hands. The right approach protects their character instead of erasing it.
Irreplaceable original tile
Old barro and pasta tile carry decades of character. Restored properly they look extraordinary; replaced carelessly, that character is gone for good.
Cracked grout & junctions
Failed grout lines let water in, lift tiles, and look tired. Re-grouting and resealing restores both the look and the seal.
Leaking floors & terraces
Terrace and rooftop floors that were never properly waterproofed leak into the rooms below — a flooring problem and a moisture problem at once.
Uneven, settled floors
Old homes settle. Sloped, uneven, or lifting floors can be leveled and re-laid so they are safe, flat, and beautiful again.

Frequently Asked
Flooring FAQ
Can you restore my original colonial tile instead of replacing it?
Usually, yes — and we will always recommend it when the tile can be saved. We clean, repair, re-lay loose pieces, and seal original barro, Talavera, and pasta tile, preserving the character that makes the floor special.
My grout is cracked and stained — can it be fixed without replacing the tile?
Yes. In most cases we can rake out and replace the failed grout, then reseal — restoring the look and the watertight seal without touching the tile itself.
My terrace leaks into the room below — is that a flooring job?
It is both a flooring and a waterproofing job. The floor finish and the waterproofing layer beneath it have to work together. We address both so the leak stops for good, not just until the next rain.
Can you install new tile that matches my old colonial tile?
Yes. We source and install specialty and handmade tiles common in San Miguel, and we are careful to match or complement existing floors so new work blends in.
My floors are uneven and sloped — can that be fixed?
Yes. Old homes settle over time. We can level the base and re-lay the floor so it is flat, safe, and even again — important for both looks and safety.
Do you seal the floor after installing or restoring it?
Always. Proper sealing protects tile and stone from stains, wear, and SMA’s hard water, and makes the floor far easier to keep clean. It is part of doing the job right.
Will the work make a mess in the rest of my home?
We protect adjacent rooms, furniture, and finishes throughout, contain dust as much as possible, and clean up fully when we are done.
How do I know whether to restore or replace?
We tell you honestly after seeing the floor. If the original tile can be saved beautifully, we restore. If it is too far gone or you want a new look, we install. Either way, no pressure.
Do you do floors for whole renovations?
Yes — full flooring for remodels and renovations, coordinated with the rest of your project under one team and one architect.
What kind of flooring do you install besides tile?
Tile, natural stone, and other floor finishes suited to colonial homes. We match the material to your home, your use, and SMA’s climate.
