Electrical Safety Inspection
in San Miguel de Allende
Old wiring, missing grounds, and overloaded panels are hard to see and easy to live with, until they fail. Our inspection finds them first and tells you which ones to fix now and which can wait.
Why It Matters in SMA
Most electrical problems stay hidden until they fail.
Many homes in San Miguel have been rewired in stages over decades, by different hands and to different standards. The result often looks fine from the outside, while problems build up behind panel covers and inside walls.
Missing or poor grounding
Many older homes were built without a proper ground, or the ground was lost in later work. That leaves people and appliances exposed to shock and surge damage.
Informal past repairs
Improper splices, undersized wire, and do-it-yourself modifications hide behind finishes. We find them before they overheat.
Overloaded circuits
Modern kitchens, AC units, pumps, and jacuzzis draw far more than many original panels were sized for. Heat builds up where you cannot see it.
Water meets electricity
Rooftop equipment, terraces, and outdoor lighting take a beating in the rainy season. Water in a junction box or panel is a real shock and fire risk.

How Findings Are Ranked
Three Priority Levels, No Guesswork
Every finding in your report is assigned one of three priorities, so you know exactly where to spend first.
Immediate Safety Concern
A shock or fire risk that should be corrected right away.
Corrective Work Recommended
Not an emergency, but it should be fixed to bring the system to a safe, reliable standard.
Preventive Maintenance / Improvement
Upgrades and upkeep that extend the life of the system and prevent future problems.
Large Residences
Recommended approach for a 650 m² (7,000 sq ft) residence
We inspect all accessible electrical distribution panels and major mechanical and electrical equipment. The emphasis is on grounding and bonding, thermal scanning, high-amperage appliances, HVAC systems, pumps and water equipment, kitchens and bathrooms, exterior and rooftop installations, and solar or backup power systems where present.
How It Works
From First Message to a Clear Report
One visit, one report, and a clear list of what to do next.
Tell Us About the Property
Message us on WhatsApp with the size of the home, the number of panels if you know it, and anything that worries you: tripping breakers, flickering lights, warm outlets.
On-Site Inspection
We inspect panels, grounding, circuits, and equipment, take voltage and load readings, and scan panels with a thermal camera. Nothing is opened beyond panel covers.
Photo & Thermal Documentation
Every deficiency is photographed and located. Significant findings are documented with thermal images.
Written Report
You receive a report in English with every finding ranked by priority, the recommended correction, and the cost to fix it.
Review & Repairs
We walk you through the findings by video call or in person. If you want, our electrical team can carry out the corrections.
Report Deliverables
What You Receive
The report is written so a non-electrician can act on it: what is wrong, where it is, how urgent it is, and what it costs to correct.
Executive summary
Overall assessment of the electrical installation
Photographic documentation
Thermal imaging photos of significant findings
Description and location of each deficiency
Recommended corrective actions
Items requiring specialized follow-up investigation
Cost of remediation
This inspection is visual and non-destructive. It is a professional assessment of the electrical system. It is not an official UVIE certification or government approval unless separately contracted and performed through the appropriate authorized verification process.

Quoted by Property
Price depends on the size of the home and the number of panels and systems. Message us for an exact quote.
Fixing a problem before it fails costs a fraction of the damage an electrical fire or a burned-out pump or AC unit leaves behind.

The same team that inspects your home can correct what it finds, so nothing gets lost between the report and the repair.
Frequently Asked
Electrical Inspection FAQ
What does an electrical safety inspection include?
The service entrance, main and sub panels, breakers and wire sizing, grounding and bonding, outlets and switches, wet areas, kitchens, bathrooms, rooftop and exterior circuits, and major equipment such as AC, pumps, and solar. We take voltage and load readings and scan the panels with a thermal camera.
Is this the same as a UVIE certification (dictamen UVIE)?
No. A UVIE dictamen is an official verification issued by an authorized verification unit, typically required when CFE or another authority asks for one. Our inspection is a professional safety and condition assessment. If you do need a UVIE dictamen, it is a useful first step: it shows what should be corrected before the verifier visits.
Why use thermal imaging?
Loose connections, overloaded breakers, and failing components run hot long before they fail, and none of that is visible to the eye. A thermal camera shows those hot spots without opening walls or taking anything apart.
Will you open walls or cut the power?
No walls are opened. The inspection is non-destructive: we remove panel covers to look inside, and if a test requires a circuit to be switched off briefly, we coordinate it with you first.
How much does an electrical inspection cost?
It depends on the size of the property and the number of panels and systems. Message us on WhatsApp with a few details and we will send you an exact quote.
I am buying a home. Do I need this or the home purchase inspection?
Our home purchase inspection covers the electrical system as part of the whole house. This inspection goes much deeper into the electrical system alone. It is worth adding for older homes, large residences, homes with solar or heavy equipment, or when a purchase inspection flags electrical concerns.
Can you fix what you find?
Yes. Our electrical team handles panel upgrades, grounding, rewiring, and surge protection. The report stands on its own, so you are free to use any contractor, but many clients have us correct the findings directly.
How quickly do I get the report?
Typically within 48 hours of the on-site visit, in English, with photos, thermal images, and every finding ranked by priority.
